On a residential property the hard part is the surface. On a commercial site the surface is the easy part — what actually decides whether the job goes well is everything around it. Who is on site and when. Which walkway can be closed and for how long. Whether the childcare centre has children in it. Where several hundred litres a minute of runoff is going, and whose stormwater it becomes.
That is why the documentation comes before the equipment. A site-specific SWMS, current certificates of currency, and a schedule agreed with whoever has to answer to the tenants. Building managers and committees are not being difficult when they ask for that up front — they are being asked for it themselves.
The advantage of a small operation here is that the person writing the method statement is the person on the tools. Nothing is delegated down a chain until the detail falls out of it.

QBuild requires licences that pressure cleaning as a trade does not carry, so it is not something we can register for directly — and we would rather tell you that plainly than have it come out during a tender.
Yes, and for most commercial sites it is the default. Shopfronts, childcare centres and offices are generally cleaned after hours or on weekends so nothing disrupts trade.

Yes, and for most commercial sites it is the sensible arrangement. A clean generally holds about six months in this climate before growth returns, so scheduled visits either side of the wet season keep a site presentable without anyone having to notice it slipping first.
